Finding the right apartment near Arizona State University comes with a lot of questions, and we believe getting answers should be simple. We are here to provide clear, straightforward information about leasing, amenities, policies, and what it’s like to live at Nine20 Tempe. Whether you're planning ahead or ready to apply, you'll find the details you need to feel confident in your decision. 

  • Nine20 Tempe offers a variety of modern floor plans, including studio, one bedroom, two-bedroom, and four-bedroom apartments.

  • Our community is built for both relaxation and productivity, offering a mix of social spaces and everyday conveniences. Enjoy a resort-style pool with a poolside jumbotron, oversized hot tub, fitness center with yoga room and tanning bed, plus a pickleball court and pet park. Study and work are supported with a business center, free printing, and private or semi-private study rooms, while outdoor courtyards with grilling stations and hammocks create space to unwind. Additional features like a private parking garage, bike racks, EV charging, and a 24-hour resident clubhouse make daily life easier. Inside each apartment, you’ll find fully furnished layouts with private bathrooms in every bedroom, wood-style plank flooring, stainless steel appliances, and in-unit washers and dryers.

  • A security deposit is a qualifying option but is not required for all applicants.

  • Applicants may qualify by using one of the following options: 

    Guarantor 
    A guarantor is typically a parent or guardian who is financially responsible for the lease. Guarantors must reside in the United States and have a valid Social Security number. Proof of income is required, and all guarantors must pass credit, background, rental history, and income screening. 

    Self-Qualification 
    Applicants must have monthly income equal to three times the monthly base rent. Proof of income is required, and applicants must pass credit, background, rental history, and income screening. 

    Security Deposit  
    The security deposit is equal to 1.5x your monthly rent and must be paid within 2 weeks of your lease being signed  

    Guarantor Waiver Program 
    We offer a third-party guarantor waiver program for a monthly fee. This option requires no upfront costs and provides instant approval upon verification of full-time student status.

  • Wi-Fi and trash services are included in the rent, with trash chutes and recycling rooms located on each floor. Electric, water, and sewer are not included and are billed monthly through Simple Bills based on usage.

  • We offer a 12-month lease term. Please contact the leasing office with any questions regarding lease options.

  • Nine20 Tempe is pet friendly with weight and breed restrictions. A one-time non-refundable pet fee and monthly pet rent apply. Please contact the leasing office for more details.

  • Tours can be scheduled by contacting the leasing office by phone or booking directly through our website. Walk-in tours are also welcome!

  • Yes! Our on-site maintenance team is available 24/7 to assist with repair requests and apartment concerns based on the level of priority.

  • For urgent maintenance emergencies, please contact the office during business hours or follow the after-hours call prompt. For life threatening emergencies, please contact 911.

  • Rent is due on the first of each month and is paid through the resident portal.


  • Yes. Renters insurance is required for all residents. Residents are automatically enrolled in our renter's insurance program for an additional monthly fee, but may provide proof of their own coverage to meet this requirement.

  • Each apartment includes essential furniture, with some items varying by floor plan. Please refer to the floor plan layouts listed on our website for specific details.

  • Subletting is not permitted. Residents may reassign their lease by finding a qualified replacement. 

    Lease Reassignment Guidelines 

    • Residents must notify the leasing office of intent to vacate 

    • The current resident is responsible for finding a qualified replacement 

    • An assignment fee equal to one month’s rent applies 

    • All outstanding balances must be paid before reassignment is finalized 

    • Lease concessions do not transfer 

    • The new lease rate will match the original lease rate 

    • Rent is not prorated 

    Reassignment Process 

    • Resident notifies the leasing office 

    • Replacement completes an application and meets all rental criteria 

    • Replacement signs a new lease 

    • Current resident pays the reassignment fee and clears all balances 

    • Original resident responsibility ends once the replacement moves in and pays rent

  • Yes. Unit transfers are available for an additional transfer fee. Please contact the leasing office to discuss available options.

  • Each unit has a designated mailbox for standard mail delivery. Nine20 Tempe partners with Fetch to provide customized package delivery directly to your apartment’s front door.

  • Yes! We offer a private parking garage for our residents with uncovered, covered and reserved parking options available for an additional monthly fee.

  • Complimentary guest parking is available on the first floor of our parking garage on a first-come, first serve basis.

  • No. The total rent for the lease term is a set amount and is payable in advance in twelve equal monthly installments.

  • We offer double occupancy in our studio and 1-bedroom apartments for $50/month. We do not offer double occupancy in our 2 and 4-bedroom floorplans.

  • All applicants will complete a roommate preferences questionnaire as part of their application process. If you do not already have preferred roommates in mind, we will complete your roommate placement using these preferences.

  • Our standard floorplan is located on floors 1-4 with a view not facing the pool. PH is our penthouse floorplan and is located on the 5th (top) floor of the building with a view not facing the pool. PH is our pool view floorplans and is located on floors 1-4 with a view facing the pool. PHPV is our penthouse pool view floorplan and is located on the 5th (top) floor with a view facing the pool.

  • Furniture items you do not wish to keep in your apartment may be stored at your own expense. Stored furniture items must be returned to your apartment at move-out in order to avoid replacement charges.
